Escambia County’s Development Review Committee approved seven residential development projects in June, which will bring over 750 new residences to the area.

The project will collectively add 646 new homes and 120 apartment units to areas like Beulah, Cantonment as well as West Pensacola.

Here’s a rundown of the residential development projects that were approved by Escambia County’s DRC during June.

Brookhaven (Phase 4); Wildwood Estates – Devine Farms Road

The DRC accepted the final plat for the fourth phase of the ongoing Brookhaven project in June and its developers are now set to move forward with their plans to create 193 additional lots for the developing subdivision.

This is the fourth and final phase of the Brookhaven project, which is one of three parts to the three-pronged Wildwood Estates Master Site Plan. Brookhaven is collectively adding 500 lots to the area.

The Wildwood Estates Master Site plan is developing over 1,000 single-family lots in nine phases using approximately 777 acres of land off of Kingsfield Road and County Road 97 in Cantonment, Developers submitted revisions to the Wildwood Estate Master Site Plan that were approved by the DRC in March of 2024.

The other pillars of the project are named Kingsfield and Iron Rock, which are adding 202 and 365 total lots respectively to the area.

The plans for the fourth Brookhaven phase were filed with Escambia County in April and the DRC issued a development order for the project on June 18.

Cove at Bella Terra (Phase 2) – 1400 N. Highway 29

The DRC accepted the construction and preliminary plat plans for the next phase of the Cove at Bella Terra residential project in June, now its developers are set to move forward with their plans to create 177 lots for single-family homes off of U.S. Highway 29.

This project is a part of the ongoing Bella Terra master development in Cantonment, which was approved last August to create a 440-lot subdivision for single-family homes across three phases of development.

Escambia County’s DRC issued a development order for this project on June 18.

The project will be completed within three phases of development. Developers plan to add 139 lots in the next and final phase, according to the approved master plan.

Ekos at Warrington – 280 Dogwood Drive

West Pensacola is getting a new apartment complex following the DRC’s approval of a residential development project that’s been years in the making.

The project was approved to construct four three-story buildings that’ll hold multi-family residential units using an approximately 7.72-acre parcel on Dogwood Drive.

The complex will have 120 units, according to project documents, and developers also plan to create 190 parking spaces.

The community will have a freestanding clubhouse that will provide its own amenities including a pool, a dog park and an area for toddlers to play.

Ekos at Warrington will be accessible through a single driveway on Dogwood Drive.

The developers behind this project initially filed it with the county in July 2022, then submitted another proposal last November as well as this past April.

Developers initially sought to build six apartment buildings with 180 residential units and 281 parking spots before reducing those totals in the following proposals.

Escambia County’s DRC issued a development order for the project on June 11.

Hammocks Subdivision – 6700 Hurst Hammock Road

Northwest Pensacola is getting just under 99 new homes after the Hammocks Subdivision project was approved to move forward with its development process by Escambia County’s DRC in June.

The homes will be built on approximately 55.7 acres of land off Hurst Hammock Road, which will have the only entrance and exit for residents of the subdivision.

This project was filed with Escambia County in early May and received a development order from the DRC on June 18.

Jay Road Homes – 5950 Frank Reeder Road

Five new single-family homes are coming to Beulah following the DRC’s approval of the Jay Road Homes project in June.

The project will take place on the corner of Frank Reeder Road and Jay Road. Overall, approximately 2.3 acres of vacant land will be used for this project that’ll be split into five parcels.

Developers initially filed their plans with Escambia County in April and then submitted updated plans in late May. The DRC issued a development order for the project on June 11.

Preserve at Russell Crossing – 2404 Kingsport Avenue

Escambia County’s DRC accepted the final plat plans for the Preserve at Russell Crossing project over a year after it was approved to develop a subdivision near NAS Pensacola.

The DRC previously issued a development order for this project in February 2024 to create 27 lots on 9 acres of land in the southwest part of the county off of Kingsport Avenue.

This project was issued a development order from the DRC on June 25 to create a 24-lot subdivision instead.

Bennington Park – 6825 Klondike Road

Northwest Pensacola is still slated to gain a new subdivision named Hadley Park following a resubmittal and reapproval of the Bennington Park project, which was initially approved last year to build a subdivision on Klondike Road.

The Bennington Park project was previously approved in late October to develop a 145-lot subdivision using approximately 63 acres of land. The revised project was approved to develop 155 lots instead, including the supporting infrastructure for the subdivision.

The DRC approved the revised construction and preliminary plat plans for the project during their last meeting of the month.
