Aire Park: Leeds’ South Bank Set to Become the UK’s Biggest Urban Oasis
Aire Park is almost finished and is set to become the biggest new public park in the nation.

Situated in Leeds' South Bank, the 24-acre mixed-use development by Vastint UK intends to redefine urban living through its expansive green spaces and modern amenities.
The park will feature 700 newly planted trees, dedicated areas for local residents, public exercise routes, and adaptable spaces designed for outdoor events. These elements are intended to foster community engagement and encourage active lifestyles in the city.
A key component of the project is the transformation of the historic Tetley building. Plans are in place to refurbish and extend this 92-year-old Art Deco structure , launching new areas for retail, leisure activities, and events.
Moreover, the previous Crown Pub and Hotel located on Crown Point Road will be converted into commercial space , improving the park's connections and functionality.
Stay tuned to the heartbeat of the city in 2025 through the Yorkshire Evening Post’s daily newsletter, which brings you the latest news stories and top headlines from Leeds every day.
The detailed master plan encompasses the development of 502 residences, which include affordable housing choices, more than 20,000 square feet of adaptable commercial area intended for recreational purposes, along with a brand-new 353-car multistorey parking facility. The objective behind these enhancements is to foster an energetic and welcoming community atmosphere suitable for locals as well as guests.
Last year, Simon Schofield, who leads developments in the north for Vastint UK, highlighted the comprehensive approach to the project: "From the start, we planned and designed Aire Park as one complete entity. Now that construction on the initial stage of this significant development is ongoing [...], we are delighted to proceed with our plans for the second and concluding phase of Aire Park."
With its expected completion later this year, Aire Park is set to become a cornerstone of Leeds' urban landscape, offering a harmonious blend of green spaces, residential areas, and commercial facilities with over 1,400 homes and more than one million sq ft of mixed-use office space.
